A three-bedroom house created from garden space — the kind of infill development that adds a home to an existing street without taking a single field out of use.

This is a three-bedroom new build created from garden space. Infill of this kind is among the most efficient forms of housing development available: the site is already serviced, already accessible and already within an established community.

It is also among the most scrutinised. Applications turn on overlooking, overshadowing, access, parking and whether the plot is genuinely large enough to accommodate a dwelling with adequate amenity space — for the new house and for the one it was carved from.

Two houses, both working

The design had to leave the original house with a usable garden while giving the new dwelling its own private amenity space and independent access. Getting that balance right is what separates a consentable garden plot scheme from one that gets refused.
