A Land Use Amendment and commercial tenancy change on Memorial Drive, taken through Calgary’s full statutory process — municipal review, community consultation, Calgary Planning Commission and on to Public Hearing. Around 100 information letters were hand-delivered. The consultation closed with no formal objections.
Why consultation decided this one
A Land Use Amendment in Calgary is a statutory process: municipal review, Planning Commission consideration, public consultation, then a Public Hearing before City Council. Councillors hear objections. An organised body of local opposition can end an application that is otherwise perfectly sound in policy terms.
So the consultation was treated as the substance of the application rather than a box to be ticked.
What that meant in practice
Approximately 100 information letters were prepared and distributed to neighbouring properties within the notification area, with invitations and project information delivered to residents in person. We liaised with the President of the Marlborough Community Association to arrange a consultation meeting, supported the public presentation explaining the proposed amendment, recorded community feedback and prepared the meeting documentation.
The consultation event was well attended and concluded without formal opposition. Residents who might otherwise have objected had been given the information and the opportunity to be heard.
Outcome
A Land Use Amendment application successfully prepared and submitted. Positive engagement with the Marlborough Community Association. Consultation completed with no formal objections raised. Presentation before the Calgary Planning Commission. Progression to the Public Hearing stage.
