The arithmetic

The existing building had a shop at ground floor and a single two-bedroom flat above. The proposal enlarged the retail unit and added a double storey wrap-around extension, allowing the residential accommodation to be reorganised into four one-bedroom, two-person flats spread across all floors.

One flat became four, and the shop got bigger. That is a substantial uplift in both rental income and capital value from a building the client already owned.

Corner sites reward attention

A corner plot has two frontages and is usually only using one of them. The wrap-around extension puts accommodation on the return elevation, which is where the unused development capacity was sitting.

The elevational treatment keeps the retail frontage clearly expressed at ground level, with the residential floors above reading as a single composition across both faces.
